The development provides 14,000 sq. ft. of modern industrial and office accommodation. Kent Structures appointed Ryall to deliver the full structural engineering package. The building supports Opak’s continued growth and operational expansion.
Structural Engineering Solution
RYALL Structural Engineers designed a steel portal frame structure with composite cladding. The frame forms the primary envelope for the warehouse and offices.
A 3,000 sq. ft. mezzanine was integrated within the warehouse footprint. The mezzanine is rated at 5kN/m² for demanding storage requirements.
Office areas were designed to CAT A standard for rapid fit-out. The structure supports flexible layouts and future operational change.
Sustainable Structural Engineering
Sustainability informed the structural design from the outset. Efficient structural spans optimised material use across the frame.
The building achieved an EPC A rating and strong air test performance. Detailed air-sealing strategies supported excellent airtightness results.
