The conversion of the former Brampton Court Hotel into sustainable homes, is the first scheme completed under Torbay Council’s pioneering Hotels to Homes initiative. This aims to repurpose under-utilised properties to address the pressing need for affordable housing in the region.

Located on St Luke’s Road South in Torquay, Brampton House has been transformed into 14 modern, energy-efficient homes, comprising one and two-bedroom units. This redevelopment not only helps to meet local housing demands but it also contributes to the broader regeneration efforts within Torbay.

The disused hotel was transformed into high-quality homes in less than nine months from securing planning permission, using a workforce and local suppliers predominantly from Torbay and South Devon.

Environmentally friendly improvements to the building include high-quality insulation, PV solar panels and energy-efficient boilers.

Structural Engineering of the Property Conversion

RYALL Structural Engineers was appointed to provide comprehensive structural and civil engineering services across the Brampton House development. Adaptation of the existing hotel structure was engineered to meet contemporary housing standards; emphasising safety, durability, and environmental responsibility.

Structural work included addressing the normal issues associated with working on existing buildings. Investigations and inspections were required to specify suitable repairs to the existing worn out structure, prior to the design of the new structural elements, and the extension structure.

Working in collaboration

Developed by Bramcourt Limited, the project drew together an esteemed team of local professionals. Construction contractor Armada Property has a proven track record in the delivery of notable commercial and residential projects. Architectural design was undertaken by Co Create, an award-winning firm renowned for their innovative and sustainable designs. We had previously collaborated with both companies, sharing a commitment to excellence.

Benefits to the Community

The redevelopment of Brampton Court Hotel is anticipated to have several positive outcomes for the local community:

  • Affordable Housing: The project will provide much-needed affordable housing options, addressing a critical shortage and offering quality living spaces for local residents.
  • Economic Revitalisation: By repurposing an under-used property, the project contributes to the revitalisation of the area, potentially attracting further investment and enhancing the neighbourhood’s appeal.
  • Environmental Sustainability: The focus on energy-efficient design aligns with broader environmental goals, promoting sustainable living and reducing the carbon footprint of the development.

The Brampton House conversion represents a forward-thinking approach to urban development, by utilising existing structures to meet contemporary needs. Following successful delivery, it will serve as a model for similar initiatives; demonstrating how strategic partnerships and creative engineering can effectively address housing challenges while enriching local communities.
