Leeds Castle Modular Cabins
This lakeside modular cabin project at Leeds Castle demonstrates how thoughtful engineering and Modern Methods of Construction (MMC) can deliver high-quality buildings in sensitive locations.
RYALL Structural Engineers supported the full design and installation process, ensuring efficient off-site construction and minimal disruption to the historic estate.
These eco-friendly modular cabins sit within the historic grounds of Leeds Castle in Kent. They offer beautiful lakeside accommodation delivered with minimal disruption to visitors or the surrounding heritage environment.
Each cabin module was built off-site and then craned into position, reducing the impact on the estate’s daily operations. The project highlights the strength of modular construction systems and their ability to create high-quality buildings in sensitive or complex locations.
The energy efficient modules were constructed using UK-grown timber and home-grown charred larch to minimise the carbon footprint. A low energy-use water system supplies hot water to the cabins. The lodges maintain optimal internal temperature control while minimising energy consumption and environmental impact.
Overall, the cabins use 90 per cent less embodied carbon than a traditional build.
The cabins are designed to maximise natural light and connect guests with the outside world. The surrounding environment is managed to maximise biodiversity and protect local wildlife populations. Features include bird nests, bat boxes and a reptile refuge.
RYALL Structural Engineers delivered specialist structural input throughout the design and installation stages.
The lakeside setting created significant access and installation challenges.
A key priority was maximising off-site prefabrication while minimising on-site superstructure works. Careful design coordination and accurate engineering allowed this goal to be achieved.
Phased groundworks and a controlled installation sequence prevented crane movements over completed foundations.
Cabin deliveries were also scheduled outside opening hours to avoid disturbing visitors.
